Start with the roof, not just the room.
A kitchen, hallway or living room can have plenty of ceiling space without having a straightforward route to the roof. Before choosing a skylight, identify the roof covering, actual pitch, structure above the room and available access. A roof that looks flat from the street still needs its slope assessed.
For an extension, send the roof plan and a section through the proposed opening. For an existing home, start with photographs from safe ground-level positions and any drawings you already have. You do not need to climb onto the roof to make an enquiry.
VELUX or a custom skylight?
| Option | When to explore it | What needs checking |
|---|---|---|
| VELUX flat roof range | Your proposed opening can suit an available model and size. | Model, mounting, roof pitch, custom flashing and controls. |
| Custom skylights | The opening dimensions or architectural brief drive the design. | Feasible size and shape, glazing, operation and installation detail. |
VELUX has fixed, manual and solar-powered options in its flat roof range. Atlite offers roof windows with fixed, manual or powered operation and custom configurations. These are starting points for selection; the proposed product needs to be checked against your roof and opening.
Include the flashing and internal finish.
The glazed unit is only one part of the work. The quote should explain the mounting or kerb arrangement, weatherproofing around the opening, connection to the roof covering and the finished lightwell below. Identify who provides the lining, plastering and painting rather than assuming they are included.
If you already have dimensions or a preferred roof colour, use our Flashing Studio to share a concept. Its drawing helps explain your idea; it does not confirm product compatibility or provide an approved fabrication detail.
Choose how the room should work.
Decide whether daylight alone is the goal or whether you also want an opening skylight. For a bedroom, discuss light control. For a living room, describe where people sit and when direct sunlight or glare would be unwelcome. For an opening model, include the ceiling height and how you want to operate it.
Our fixed versus opening guide explains those trade-offs. If people need to pass through the roof, discuss an Atlite Skydoor and a coordinated access design instead.
What affects installation cost?
Product dimensions, roof preparation, access, the internal shaft and finishing all affect the scope. Replacing an existing unit may still require changes to the opening or weatherproofing. Compare written inclusions using our Sydney skylight installation cost guide.
